Get your attic leaks found and priced
I'll look at the hatch, the attic floor and your appliances before talking price.
Request an estimateWhy is my upstairs still hot when the attic already has insulation?
Air sealing services in Tallahassee close the cracks and holes that let outdoor and attic air into your house, often where the walls meet the attic floor, using caulk, spray foam or another sealant. Less air leaking in means less energy spent cooling and heating air you never meant to let inside.
Most folks call me because the upstairs won't cool down or the power bill keeps creeping up, even though there's insulation in the attic. The price comes down to how many leaks there are, how hard they are to reach and whether something has to be fixed first, like wet insulation under a roof leak that may need insulation removal before we seal anything. The schedule turns on those same repairs, plus any appliance checks or permit the job needs, and I'll give you a number once I've seen the space in person.
How we handle air sealing services
Insulation doesn't stop drafts on its own, so we treat hunting down the leaks as a separate step, not something the new material will cover. I start at the hatch and work across the attic floor, feeling for moving air and checking the old insulation, because dirty, darkened patches show where air has been pulling through it for years. If something underneath is wrong, it gets fixed before we go further, since sealing over a problem just hides it. Then we pull back insulation where we need to, close the gaps around pipes, wiring, light fixtures, the tops of the walls and the hatch, and lay the insulation back even, with the eave vents kept clear so the attic can still breathe. If you have gas appliances, we plan for them to be checked before we start and again after we finish.
Some houses are better off with closed-cell foam insulation, a dense foam that blocks moisture and seals air while it insulates, but it costs more, so I usually point people toward sealing the gaps and topping up loose fill unless the ductwork lives up in the attic. Leaks don't stop at the attic either, so if your house has a basement, we can look at where the framing sits on the foundation and talk about basement insulation at the same visit.
What Tallahassee's humidity and rules mean for air sealing services
Permits to build or renovate inside the city limits come from the city's Building Inspection Division, and whether an air sealing job by itself needs one isn't something I'll guess at. We find out whether your address is inside the city limits or out, check with the office that covers it and handle the paperwork when the job needs a permit.
In a climate as humid as ours, every leak pulls in damp air along with the heat, and a good share of it comes from the attic or the garage instead of straight from outside. So here, sealing is as much about keeping moisture out of the house as it is about the power bill, and it's why I look hard at the ceiling of the room over the garage. We see the same kind of tired, leaky attics on jobs in Bradfordville and Quincy, and the work goes the same way there.
Why call us for air sealing
I write the estimate myself
I come out to look at your attic and write the estimate, and our own crew does the sealing. I check the work before we call it done, so the person who walked your attic is the one who signs off on it.
Prep comes first, since 2017
We've been in business since 2017, and I learned insulation on other people's crews before that. I'd still rather tell you about a roof leak than sell you more material, because you can't plow a field that's underwater.
Licensed and insured for your attic
We're licensed and insured. That matters when a crew is working over your ceilings and around your wiring.
Clear about duct work
If you're planning duct work through the city's energy-efficiency loan program, duct changes under it have to be done by a licensed HVAC contractor. I'll tell you plainly which part of the job is ours and which goes to them, so nothing falls between the two.

Leaks only get fixed once somebody finds them, so the next step is a look at your attic. Call (850) 222-9906 or send us a request.
Get your attic checked for air leaks
We reply within one business day, and the estimate is free, done at your home, with no pressure and no obligation. I come out, look at the space myself and go over what I found before you get a number. It helps if you can tell us the house's age, how you get into the attic and whether you have gas or oil appliances.

Frequently asked questions
How much does air sealing cost in Tallahassee?
There's no set price, because it comes down to how many leaks your house has, how hard they are to reach and whether repairs have to come first. A cramped attic, insulation that has to be pulled back or replaced, and appliance checks all add to it, while an open, dry attic with a few big gaps keeps it down. I'll give you a figure after I've looked at the space in person.
Will adding attic insulation stop air leaks?
No. Blown cellulose and fiberglass, whether blown in or laid as batts, let air move right through them, so the leaks still have to be sealed as their own step. That's why we plan the sealing and the insulation together, with the sealing done first.
What is the best way to get my attic ready for air sealing?
Fix what's wrong up there first. The usual advice is to have a professional deal with wet insulation from a leaky roof, moldy or rotted rafters, vents blowing moist air into the attic and old knob and tube wiring, which can be a fire hazard where it touches insulation. Those repairs come before any sealing and add to the plan, and I'll point them out at the estimate.
Is air sealing safe if I have a gas water heater or furnace?
It is when those appliances are tested for proper venting before and after the sealing. A tighter house can sometimes make a naturally venting gas or oil appliance push its exhaust back inside, which is why we plan for those checks. Sealing can also hold in carbon monoxide, radon and fumes from household products, so some houses need a ventilation fan or a fix at the source, and that can add to the job.
How do I know if air sealing worked?
A blower door test is the way to measure it. It changes the air pressure inside the house compared with outside and records how much air it takes to hold that, and the more air it takes, the more cracks and holes are left. Because it covers the whole house at once, it tells you more than walking around feeling for drafts.
What is the gray, flaky insulation in my Tallahassee attic?
It may be vermiculite, a light, pea-size, flaky gray mineral that may contain asbestos. It should be left undisturbed until an approved lab tests it and finds no asbestos, so we leave it alone until then. If I spot it at the estimate, I'll tell you, and testing comes before anything else.
Other work that goes with air sealing
Closed-cell foam insulation
When ducts run through a hot attic or a space stays damp, a foam that seals and insulates at once can be worth the higher cost.
Basement insulation
Once the attic is tight, the walls and edges of a basement are often the next place your house is losing air and comfort.
