Request an estimateDoes my Tallahassee crawl space need a vapor barrier?
A crawl space vapor barrier is plastic laid over the dirt under your house. Put in well, it helps hold down the ground moisture and soil gases, radon among them, that would otherwise rise into the space. We put them in under houses across Tallahassee, FL.
Most calls start with a musty smell, a floor that's started to lift, or someone finally opening the crawl space door and finding bare dirt or old plastic bunched in a corner. The price and the schedule mostly turn on how big and how tight the space is, how much has to come out before we can lay anything, and whether it stays vented or gets sealed, so I give you your own number once I've been under there. If the floor overhead runs cold in winter too, crawl space insulation is a separate job I can look at on the same trip.
How we put in a crawl space vapor barrier
First we sit down and decide together whether your crawl space stays vented or gets sealed, because that one call changes the materials, the sealing and the whole job. Then our crew clears out the old boxes, scrap lumber and loose debris so nothing is left for the plastic to drape over. If I find a plumbing drip or water standing against a pier, I'll tell you before anything gets covered, since plastic over a leak just hides it. On the farm we never threw a tarp over wet hay and called it dry. Once the ground is clear, we run the plastic across the dirt and up the walls and posts as far as it'll reach, because a sheet that stops short leaves the edges open to the ground.
If you've got damp trouble somewhere besides the crawl space, we handle vapor barrier installation in other parts of the house too. And if the real complaint is a hot upstairs, the leaks at the top of the house usually matter more than the ones at the bottom, which is what attic air sealing, closing the gaps around lights, pipes and the hatch, takes care of.
Crawl space vapor barrier permits and conditions in Tallahassee
Inside Tallahassee city limits, permits to build, renovate or alter a house go through the city's Growth Management Department, and whether a ground cover counts as an alteration is something we check with them for your address instead of guessing. If your house sits outside city limits, the city sends you to Leon County Development Services at 850-606-1300, so on houses near the city line the first thing we confirm is which office covers you. If the job also touches wiring, plumbing or ductwork, the city can require separate trade permits alongside the main one. When your job needs a permit, we handle the paperwork.
Under a lot of older houses around Tallahassee we find plastic that's torn, bunched in the middle or stopped short of the walls, and sometimes nothing at all but bare dirt. We see the same thing on jobs up in Bradfordville and down in Crawfordville, and we fix it the same way, ground first, then up the walls.
Why us for your vapor barrier
I crawl under there myself
I come out, get under the house with a flashlight and write the estimate myself. Our own crew lays the plastic, and I check their work before we call it done, so the person who saw the problem is the one who signs off on the fix.
Doing this since 2017
I learned insulation on other people's crews and started RightFit in 2017, so that's nine years running my own. I grew up on a farm where you fixed what broke yourself, and I still work that way under a house.
Licensed and insured, every job
We're licensed and insured. Crawl spaces are tight, dirty work around pipes and wiring, and you want the crew down there covered by us.
City or county, checked first
Tallahassee and Leon County don't share a permit office, so I sort out which one covers your address at the estimate. That way nobody finds out halfway through that the wrong office got the call.

Frequently asked questions
How much does a crawl space vapor barrier cost in Tallahassee?
The cost comes down to the size of your crawl space, how easy it is to get around in, how much has to be cleared out and whether it stays vented or gets sealed, and you get your own number at the estimate. Going sealed usually costs more because there's a lot more sealing work, and a low, cluttered space takes the crew longer than a tall, empty one. Patching decent plastic that's already down usually runs less than starting fresh.
How do I decide whether my crawl space should be vented or sealed?
You decide it with your contractor before any plastic goes down, because both are sound ways to go and the choice sets how much sealing the job takes. Installer guidance has the seams and every spot where a pipe or post comes through the plastic sealed with a compatible sealant only when the crawl space is unvented, so a vented crawl space skips that step. I look at your vents, any ductwork down there and how damp it is, then lay out both paths for you.
What causes wood floors to buckle over a crawl space?
Too much moisture under the house is often part of it. Research in Florida found that high crawl space moisture from missing ground cover and poor ventilation can combine with other factors to buckle floors, so a ground cover is one piece, along with decent airflow under the house. If your floor is already lifting, I'll check the ground and the vents before anyone blames the flooring.
How does Florida's humidity affect my crawl space?
It keeps the air under your house damp much of the year, because hot, humid conditions in Florida can hang on through most months, not just summer. That damp air sits right on top of bare dirt that's giving off moisture of its own. It's one reason a ground cover earns its keep here, and why the vented or sealed question deserves a real look.
How far up the walls should a crawl space vapor barrier go?
Installer guidance calls for covering the whole crawl space floor, or as close as you reasonably can, with the sheet running up the walls, columns and footings. When you compare quotes, ask each contractor how they'll reach those walls and piers. One barrier maker's guide also notes that some building codes require a termite inspection gap between the top of the foundation wall and the plastic, so ask whether that applies to your house.
Can you repair the old plastic in my crawl space instead of replacing it?
Often, yes, since this work can mean repairing a ground cover that's already down as well as putting in a new one. If the old plastic is mostly whole and just torn or pulled short of the walls, patching it can make sense. If it's shredded, buried in debris or sitting in water, new plastic is the better buy, and I'll tell you which once I've seen it.
Other jobs that often go with this one
Vapor barrier installation
For moisture trouble that isn't under the floor, a barrier in the right spot elsewhere in the house keeps damp air out of your walls and framing.
Attic air sealing
When the upstairs won't cool down or the power bill keeps creeping, closing the gaps up top is usually where the fix starts.
