What does attic air sealing do for your house?

Attic air sealing in Tallahassee closes the holes that let air move between your rooms and the attic, such as the ones around wiring, pipes, recessed lights and the attic hatch, so the air you pay to cool or heat stays in the house. It's usually the first part of an insulation job, done before anything new goes on top.

Most folks call me because the upstairs won't cool down, the room over the garage has its own weather, or the power bill keeps creeping up, and they figure they need more insulation. Maybe they do, but insulation slows heat and doesn't stop air, so piling more over a leaky attic floor is like adding blankets with the window open. That's why sealing usually rides along as the first step of an attic insulation job. The price moves with how many holes there are and how big, how much old insulation is in the way and how tight the attic is to crawl around in, and the schedule moves with whether anything needs fixing first and whether your address needs a permit. You get your own number after I've been up there and looked.

How we handle attic air sealing

We start by checking what's underneath, because sealing over a roof leak or a bath fan blowing into the attic only traps the problem. Then we work across the attic floor, moving old insulation where it's in the way so we can get at the holes around wires, pipes, the hatch and the light fixtures, and we seal each one. Insulation that's soaked or full of droppings doesn't go back, since it would keep the problem, and the rest goes back level, full depth out to the edges and clear of the eave vents so the attic can still breathe. Before we leave, we show you what we sealed and why.

Once the floor is sealed, plenty of attics are ready for more on top, and our retrofit insulation work adds it to a house that's already built. Spray foam insulation seals and insulates at once, but it costs more, so I usually steer people toward sealing the gaps and topping up loose fill unless the ductwork lives in the attic, which is where foam starts earning its keep.

Attic air sealing and permits in Tallahassee

Inside the city limits, building permits come from the City of Tallahassee's Building Inspection Division, which issues the permits for building, renovating or expanding a structure and takes questions about specific permit types. If your house sits outside the city limits, the city sends you to Leon County's Development Services Department instead. Whether sealing an attic on its own needs a permit isn't something I'll guess at, so before we start we find out which side of the line your address falls on and ask the office that covers it.

The calls we get around here mostly sound alike: a hot upstairs, a bonus room over the garage, a ceiling dotted with can lights added over the years and a hatch with nothing but gravity holding it shut. We see the same mix on jobs in Bradfordville and Crawfordville, and older houses there take longer too, because there are more holes and more old insulation to work through.

Why call us for attic sealing

  • I look at your attic myself

I come out to look at the job myself and write the estimate, so the person pricing it is the one who crawled across your joists. That's how you hear about a soggy patch or a fan venting into the attic before you pay for anything.

  • Our own crew, checked by me

Our own crew does the sealing, and I check the work before we call it done. The gaps get a second look before they disappear under insulation.

  • Fixing things right since 2017

I grew up on a farm where you fixed what broke, learned insulation on other people's crews and started this business in 2017. Nine years in, I've seen plenty of what hides under a fresh layer, and I'd rather tell you about it than cover it.

  • Licensed, insured, permits handled

We're licensed and insured. If your job needs a permit from the city or Leon County, we handle the paperwork so you're not the one on hold.

Get the gaps closed before anything gets covered up, because that's the part nobody can see later. Call or send the form and tell me what you're noticing, whether you're inside the city limits and whether the house has gas or other fuel-burning appliances.

Send the form or call, and we'll reply within one business day to set a time. The estimate is free and done at your house, where I go up in the attic and go over what I found before you get a number. There's no obligation to go ahead.

Frequently asked questions

How do I know if my house needs attic air sealing?

Drafty rooms, rooms that run hotter or colder than the rest, heating or cooling bills that seem high and dust collecting in the rooms under the attic are the usual signs a house could use it. That dust is often the giveaway, because it's attic air working its way down through the gaps. When I come out, I find the actual holes so you're not guessing.

Should I seal my attic before adding new insulation?

Yes, seal first, because the gaps are hard to reach once fresh insulation covers them. National energy guidance for existing vented attics says to seal every hole through the attic floor before insulating, with caulk-type sealant, one-part spray foam or rigid blocking as each hole needs. If new insulation is already on your list, the sealing can be the first part of that same job.

Is attic air sealing safe if I have a gas furnace or water heater?

It can be, and the way to know is to test those appliances before and after the sealing to make sure they still send their exhaust outside. National guidance recommends that test because in some cases a tighter house can push gases from naturally venting appliances back indoors. If your house has one, the test should be part of the plan from the start.

What problems need fixing before an attic gets air sealed?

Wet insulation from a roof leak, moldy or rotted rafters or joists, kitchen, bath or dryer vents blowing into the attic and an attic with little or no ventilation should all be fixed first, and national guidance says to bring in a professional for those. Old vermiculite, the pebbly gray-brown loose fill, should stay undisturbed until an approved lab tests it for asbestos, and your local health department can tell you which labs are approved. I'd rather point out a problem like that than seal over it.

How much does attic air sealing cost in Tallahassee?

There's no fair figure until someone has seen your attic, because the cost comes from what's up there. Big openings and open soffits take solid blocking, hot flues need metal blocking and a collar around them, and older can lights that aren't rated to be airtight and touch insulation need covers built over them, so each of those adds work. Any repair that has to come first adds to it as well, and the free estimate gives you the number for your house.

What should I ask a contractor about attic air sealing?

Ask whether the plan covers the spots that are easy to miss: behind and under kneewalls, the short walls in rooms tucked under the roof, dropped soffits open to the attic and the duct chase, the hollow box built around ductwork. Most of those can't be seen from the hatch, so a quick look with a flashlight won't find them. It's also fair to ask whether they'll move old insulation to reach the gaps or only seal what's in plain sight.

  • Retrofit insulation

If your attic comes up short on insulation once the gaps are sealed, this adds more to the house you already live in.

  • Spray foam insulation

Worth a look when your ductwork runs through the attic and you'd rather seal and insulate in one layer.
